The Palm Jumierah is definitely considered to be in the upper end of the residential rental rates. A superbly planned community by Nakheel that has a reputation as being very friendly for family living.
The main benefit of living on the Palm is that despite being centrally located it has a sense of peacefulness. The community facilities are plentiful and top class.
As far as apartments are concerned, the view (sea) from the apartment is the main price differentiator between similarly sized apartments.¬† Some of the buildings in the Palm are managed by the Fairmont. 'Fairmont' managed buildings offer extra paid services akin to a hotel and offer a higher quality of maintenance. These are more sought after and generally a little more expensive.
The best apartments on the Palm, by interior finish and facilites, are considered to be the Oceana and Tiara communities that span out either side of the Palm's trunk. These will be a little more expensive.
There are no studio apartments yet on the Palm Jumeirah. The apartments are generally very large and spacious and build to a good standard.
Some (very few) apartments may not have free beach access and it is worth checking this.
Dubai villas on the Palm Jumeirah
There are three types of villas:
Canal coves (townhouses)
Garden Home (4-6 bed mid sized villas)
Signature Villas (5-7 bed large to very large villas)
The Villas on the Palm Jumeirah are often the choice of the wealthiest residents of Dubai. They are also home to a large amount of celebrities and dignitaries. They represent seclusion from the city and a calm and peaceful environment.
The Villas are finished to a very high standard with the larger signature villas offering superb interior finishes.
All the villas back on to the sea and hence have the luxury of a private beach.
Some villas feel less private than you might expect. Villas further along the frond (towards the tip) enjoy greater privacy and a larger beach. Prices often reflect this. The higher numbered villas are further out towards to end of the frond.
