Dubai property rental prices update Q1 2011 shows moderate falls.

Rent prices have continued to fall across most of the areas in Dubai. The fall can largely be attributed to the additional property supply that continues to hit the market.

New areas such as Jumierah Village that offer a large number of apartments and villas are continuing to add to the number of properties available for rent. Other new areas contributing significant supply are Sports City, Dubailand district, Business Bay and new buildings in Downtown Dubai and the Dubai Marina amongst others.

This is continuing to push the market prices downward. In particular, wholly new areas that are now available to rent are being offered for very low prices in order to attract tenants. While the quality of the properties are good, the fact that they are currently in areas that still have a large number of buildings under construction and un-finished infrastructure means that landlords have to offer the properties for a lower price than neighbouring, mature areas.

The effect of this across the market is that the mature apartment areas such as Dubai Marina, Greens and JBR rent have to lower their rates in order to keep their existing tenants moving to these new areas offering much lower rents. Likewise, lower rents in the new villa communities have forced drops in established areas such as Springs, Meadows and Arabian Ranches rent.

Dubai apartments in the Palm Jumierah have seen slower falls as there is not much more if any supply to come that may affect Palm Jumierah rent prices. The palm island rental market is showing some resilience due to limited supply potential. Prices for the villas here have actually shown an increase, which is a positive sign for Dubai real estate scene and points to the issues of price being one of oversupply as opposed to a more fundamental economic one.

In conclusion, the fundamentals of the UAE property market will see it have a good long term future. This is shown in areas that have witnessed some prices rises where supply is limited. Largely, rental rates will continue to fall this year due to oversupply expected. This will come in two forms, one from the addition of new buildings in established areas and secondly from availability of new master projects in Dubai that will be completed.  Often in oversupply situations price may not be the only deciding factor as would be tenants are able to choose between areas that offer better quality and facilities.  The end of 2011 may even see some areas largely unoccupied if they fail to offer the amenities that other areas offer despite the lower rental rates.

Worlds largest indoor theme park – Ferrari World – now open

Ferrari World – an 86,000 square metre indoor theme park opens its doors to the public tonight at Yas Island, Abu Dhabi.

The Ferrari themed amusement park is located on the same island as the Abu Dhabi Formula 1 Circuit, which is home to the season ending Grand Prix at the end of November each year.

Ferrari World is the largest indoor amusement park in the world with over 20 rides and attractions including a Scuderia Challenge F1 simulator on a virtual Yas Marina Circuit and the world’s fastest roller-coaster, the Formula Rossa.

This is the first major theme park to open in the UAE and will certainly attract many of the world’s Ferrari fanatics!

Good news for Dubai property market – Nakheel confirms re-start of 8 halted projects

Nakheel CEO Chris O’Donnell has confirmed the state-backed property developer will be recommencing 8 of their halted projects by the end of October following successful restructuring of its parent company’s (Dubai World) debts.

O’Donnell confirmed that construction work is to be “remobilized” at Al Furjan, Jumeirah Village, Jumeirah Park, Jumeirah Heights Clusters, Veneto, Badhrah, Jumeirah Islands Mansions and International City.

Futher to this announcement, Nakheel has also confirmed their intention to extend their portfolio of shopping malls to five and extend the facilities on offer at their two existing malls, Dragon Mart in International City and Ibn Battuta Mall. The new malls will be in extisting developments that are already completed including Discovery Gardens and Jumeirah Village.

This announement is positive news for the Dubai property market, as completion of the Nakheel developments is critical to a recovery in the broader Dubai real estate sector.

There is still a long way to go, but this is positive news and investors in the 8 projects that are going to be re-started will be very happy to hear that their investments are going to be re-started and hopefully finished in the not too distant future.

5 new stations now open on Dubai Metro

The red line on the Dubai Metro is almost complete, with 26 of the 29 stations now open.

The latest additions to open yesterday were: Jumeirah Lakes Towers, Nakheel, Business Bay, First Gulf Bank and Sharaf DG stations.

These new stations are estimated to serve an additional 20,000 passengers each day, bringing the total number of Dubai Metro passengers up to 150,000 per day, according to the Dubai Roads and Transport Authority (RTA).

The addition of the Jumeirah Lakes Towers and Business Bay stations are of particular significance to the Dubai property market as these two areas are hugely popular resdidential and commercial locations within Dubai. It has already been reported that Dubai properties located within close proximity to a metro station are already showing signs of holding their value better than other properties located further away from a station.

During peak operating hours an additional 22 new trains have been added to the red line to cope with the extra passengers who now have direct access to the metro.

The remaining three stations on the red line are Jebel Ali, Jebel Ali Industrial and Energy. These are located at the Jebel Ali end of the red line and are not scheduled to open this year as the surrounding areas have not been developed yet.
